Home Measurements

Square footage is a critical component to an evaluation, both in accuracy and allocation. Unfortunately, this is where many errors can occur and already exist through inaccurate listings, country records, etc. Square footage and allocation can significantly affect accurate market evaluations.

Face-to-face or over-the-phone personalized consultation to discuss the needs of the client while incorporating a report or simply discussing the client’s needs or concerns. Thus, providing expert analysis for the client to make an educated decision regarding the real estate being appraised or discussed for any of the above.

Types of Reports

Comprehensive Restricted Use

This is typically the most common report requested. This report is tailored to the client’s needs and specifically identifies intended users. It involves all components of the appraisal process, which includes inspection of the property, accurate onsite measurements, allocation of square footage, market adjustments, market trends, reconciliation, and consultation.

Desktop

This type of a report is performed based on third party data without physically inspecting the property. Square footage, photos, market area, and conditions are based on county records, google images, maps, and client disclosure. Desk reviews are typically performed to save time and money and provide a general estimated market value opinion.

Drive By

A drive-by-appraisal is more involved than a desktop appraisal. The property being appraised is inspected from the street and includes photos of the front, street, and side of property and also of the comparable sales and listings. The interior of the subject property is not inspected. Square footage, photos, market area, and conditions are based on third party data (county records, google images, maps, and client disclosure).

Desk Review

A desk review is an evaluation of another appraiser’s appraisal. The purpose of this report is to confirm accuracy, evaluate market opinions, assessment of comparables, adjustments, logical reconciliation, etc. The property being appraised is not physically inspected and no photos are included on the subject property or comparable sales. 

Field Review

A field review is an evaluation of another appraiser’s appraisal. The purpose of this report is to confirm accuracy, evaluate market opinions, assessment of comparables, adjustments, logical reconciliation, etc. The property being appraised is inspected from the street and includes photos of the front, street, and side of property and also of the comparable sales and listings.
